Summary

Applied Digital's fiscal first quarter (reported October 7, 2026) beat on both lines, but the revenue beat reads differently once its make-up is visible. On the call the CFO split HPC hosting revenue of $262.6 million into $183.5 million of tenant fit-out services, $65.8 million of base rent and $13.3 million of tenant recoveries, and fit-out services carried $176.1 million of cost. Most of the quarter's revenue was therefore low-margin fit-out work for tenants, not recurring rent. The rent base is earlier in its ramp: 250 MW was live at Polaris Forge 1 after October 1, the company expects 300 MW across North Dakota by the end of calendar 2026, and management expects to place over 600 megawatts into service over the next 12 months. The EPS beat is on the adjusted line, a loss of $0.01 per diluted share. GAAP shows a loss of $0.76 per share, including a $67.5 million non-cash mark on the Babcock & Wilcox position, and the non-GAAP figures exclude ChronoScale. Our read: the quarter confirms delivery on schedule and cheaper funding, with the last Polaris Forge 1 tranche at 7% against 9.25% on the first notes. The case still rests on two things ahead: financing Polaris Forge 3 and Delta Forge 1 and 2, and turning the roughly $36 billion of contracted revenue into rent as the buildings come online.

From the call

Management framed the year ahead as converting approximately $36 billion of contracted revenue into operating capacity, with over 600 megawatts going into service in the next 12 months against 250 megawatts in the last 12. The CFO's detail qualifies the revenue line: $183.5 million of the $262.6 million of HPC hosting revenue was tenant fit-out services, with $176.1 million of fit-out cost, and base rent was $65.8 million. Funding and pricing are the levers ahead. The last Polaris Forge 1 tranche priced at 7% against 9.25%, three more campuses leased to the same Tier 1 investment-grade tenant still need financing, and management expects expansion leases at materially higher pricing, with lease-rate increases north of 15%.

  • CEO Wes Cummins put contracted revenue at approximately $36 billion across 5 campuses in 3 states. show quote
“Today, we have approximately $36 billion in contracted revenue across 5 campuses, 3 states and 2 very different geographic regions of the country.”

  • Asked to define premium pricing, Cummins pointed to lease-rate increases north of 15%, possibly with longer lease durations, without committing to a number. show quote
“I don't want to pin that, but you can think of definitely north of 15% plus increases on the lease rate, but also could include longer duration on the leases.”

  • On the target of 3.5 to 4 gigawatts by the end of 2030, Cummins said the power is in the pipeline, including Base Electron capacity arriving in 2030, and framed the target as a question of how far the company can ramp build and delivery. show quote
“it was 3.5 to 4 gigawatts that we talked about by the end of 2030. So that's really from a power perspective, we have power in the power pipeline. Some of that includes the additional capacity from Base Electron that comes on in 2030. But from a power perspective, we believe we have that in the pipeline. This was really an exercise around how much more can we ramp up our build and delivery.”
